LAND USE: 6-story tower proposed to replace Lake City's WaMu building

A developer presented preliminary plans on Dec. 3 to the City's Design Review Board for a six-story mixed-use building at 12360 Lake City Way NE.

The project would be built on the surface parking lot just east of an existing building that currently houses a Washington Mutual bank branch, Claire's Pantry restaurant and several offices that are currently used by Children's Hospital administrative staff. The new building would contain 5,450 square feet of commercial space on the ground floor and 110 residential units in the upper floors.

Parking for 144 vehicles will also be provided, most of which would be located in an underground parking garage, but some would be surface parking, according to Michael Dorcy, a land use planner with the City's Department of Design, Development, Construction and Land Use (DCLU).

The applicant for the project (#2105253) is Brian Runberg, an architect who is representing the property's owner, Kauri Investments. Option taken on ex-Northgate Seafirst site

Touchstone Corp., the Seattle-based developer that built the Northgate North retail complex that currently houses a Target and Best Buy store, has taken an option to purchase the property that was formerly the site of the Northgate Seafirst branch on the southeast corner of 5th Avenue NE and Northgate Way.

5-story building planned in Ballard:

The Design Review Board met on Dec. 17 to listen to a developer's preliminary plans to build a five-story mixed-use building that would have 164 dwelling units and three levels of parking at 5614 17th Ave. NW in Ballard. New Ronald McDonald House planned:

The Design Review Board met on Dec. 4 to hear a developer's proposal to build a two-story congregate residence building that would contain 46 units for Ronald McDonald House Charities. The project, located at 5000 40th Ave. NE, would include parking for 66 cars, both on grade and within the structure. The project would require the demolition of the existing congregate residence. 6-story building proposed for Lake City:

A developer has informed DCLU of his interest in building a six-story mixed-use building at 3310 NE 125th St. in Lake City. The proposed building would have ground floor commercial space and five upper floors that would have a total of 65 residential units. Parking for 70 vehicles would be provided in a partially below-grade garage. The applicant is France Fitzpatrick. Rezone sought in Wallingford:

The developer of a proposed multifamily residential complex called "The Regata" has applied to DCLU to rezone a 27,343-square-foot property located at 3333 Wallingford Ave. N from IC 45' to C1 40'. Fremont to get mini-warehouse complex:

DCLU on Dec. 10 granted a Master Use Permit to a developer who plans to build a four-story mini-warehouse complex at 4213 Leary Way NW in Fremont. The project (#2001112) will include an administrative office, a retail sales and service space, and parking for 22 cars. DCLU on Dec. 10 granted a Master Use Permit to a developer who plans to build a three-story congregate residence with three dwelling units and below-grade parking for 17 cars at 800 NE 42nd St. in the University District. UW gets green light to add housing:

DCLU on Dec. 6 granted a Master Use Permit to the University of Washington for future construction of eight UW student housing buildings at 4747 30th Ave. NE. The buildings, which will range in height from three- to five-stories, will have a combined total of 150 units (460 beds), as well as underground parking for 150 cars. Licton Springs lot to be split into 8:

DCLU on Nov. 19 granted a Master Use Permit to a developer who plans to subdivide a single 9,250.3-square-foot lot in the Licton Springs neighborhood into eight unit lots for construction of four duplex town houses. The project (#2009103), located at 10717 Burke Ave. N, will include the demolition of an existing house, which had already been approved by the City. The applicant is Julie LeDoux. DCLU on Nov. 29 granted a Master Use Permit to a developer who wants to build a mixed-use building at 12741 30th Ave. NE in Lake City that will have 3,000-square-feet of retail space on the ground floor, and five upper floors of apartments, totaling 46 units. The building would also have two levels of parking, totaling 70 spaces, both behind and below. The developer plans to demolish existing multifamily structures.
