The City's Department of Design, Construction and Land Use is currently reviewing an application submitted by the Low Income Housing Institute to build a housing complex on the former site of Lake City Bookstore at 11032 Lake City Way NE. The project would include four buildings: a 4-story building with a customer service office and 37 residential units; a 3-story, 6-unit townhouse; a 3-story, 4-unit townhouse; and a 3-story, 3-unit townhouse. The project would include parking for 51 vehicles.
Fred Ghoddousi sold the Lake City Bookstore property to LIHI in August of last year. He bought the land in 1976 to house his then-business, Ghoddousi Imports. In 1992 the antique shop was converted into a bookstore by Ghoddousi's son David who took over the family business. In 1999, David Ghoddousi moved his bookstore to the Pike Place Market, where it is now known as Lionheart Books.

Project proposed at Teepees site
DCLU is considering a developer's proposal to build a 4-story mixed-use building on the former site of the Twin Teepees restaurant, at 7201 Aurora Ave. N. The new building would include 3,420-square-feet of commercial space, 23 residential units and parking for 30 vehicles. The applicant is Jim Wescott. Honey Bear building to expand
DCLU recently granted a conditional master-use permit to a developer who plans to add two stories to the building that formerly housed the Honey Bear Bakery, at 2106 N 55th St. The two additional stories will contain eight multifamily dwelling units and an administrative office. Mixed-use project on Stone Way
The developer of a proposed mixed-use project on the former site of Travel Express, at 4022 Stone Way N, recently submitted revised plans to DCLU. The new plans call for a mixed-use building with 1,292 square feet of commercial space, 19 multifamily dwelling units and a garage with parking for 24 vehicles. The former Travel Express building and an adjacent house would be demolished. The City granted a permit for the project, as originally proposed, last March. 7-story building planned for Lake City
DCLU is reviewing a developer's plans for a 7-story mixed-use building that would be built on a parking lot at 12328 31st Ave. NE. The lot was formerly used by Children's Hospital. The project would include 50 residential units, a ground-floor customer service office and a garage with parking for 66 vehicles. The applicant is Eric Blank. Safelite Auto Glass to expand
DCLU recently granted a master-use permit that allows Safelite Auto Glass to expand its building at 12559 Lake City Way NE by constructing a 4,896-square-foot addition. The project will include parking for eight vehicles. (
Apartments planned for Ballard
DCLU will convene the Design Review Board on Monday, Nov. 26, to hear two separate proposals to build apartment buildings in Ballard. Julie LeDoux is the applicant for a planned 6-story, 31-unit apartment building at 5803 24th Ave. NW. LeDoux's proposal is project #2006202. Rod Novian is the applicant for a planned 6-story, 34-unit apartment building that would include a customer service office at 5615 24th Ave. NW. Novian's proposal is project #2000822.
